Known gap

Crime and neighbourhood safety

The crime section of the property file currently shows modelled placeholder values, clearly badged as simulated in the product. No live crime feed is connected, and nothing in this layer should inform a decision until one is.

Consistent national crime data is genuinely hard to source. Municipal open-data portals cover a minority of jurisdictions, the FBI's aggregate reporting lags by more than a year, and the commercial grading products are proprietary. We would rather show an empty layer than a confident one we cannot cite.

What access type means for you

Public dataset

Published by a federal agency and queried live per coordinate. FEMA's National Flood Hazard Layer and the USDA Forest Service wildfire raster are both in this category. No licence is required and the underlying data is independently verifiable by anyone.

Commercial licence

Aggregated county and public record data licensed from ATTOM Data Solutions. Coverage and freshness follow their record, and their terms govern redistribution, which is why the sample file on this site uses invented values.

Commercial API

Metered per request. Google Places, Distance Matrix and Static Maps fall here, which is why lookups are deliberate rather than run speculatively across a whole book.
