These terms cover use of the PropertyRiskIQ website and application. Design partner engagements are governed by a separate written agreement, which takes precedence over anything here where the two differ.

What the service is

PropertyRiskIQ retrieves public and licensed reference data about a property address and presents it as a single file, recording which provider produced each figure and when it was retrieved. It is a research and documentation tool for underwriting teams.

What the service is not

  • It is not a rating engine. It produces no premium, no rating factor and no bindable output.
  • It does not make underwriting decisions. Risk selection, pricing and any decision to bind, decline or refer remain entirely yours.
  • Its flood output is a data lookup against the published FEMA National Flood Hazard Layer. It is not a certified Standard Flood Hazard Determination and does not account for a Letter of Map Amendment on an individual property.
  • Its responder distance is a road distance measurement. It is not an ISO Public Protection Classification, which is graded by Verisk on criteria this service does not measure.
  • It is not a consumer reporting agency and its output is not a consumer report. Do not use it to make decisions about a person's eligibility for credit, employment, housing or insurance where a consumer report would be required.

Accuracy of third party data

The data presented comes from third party providers and public datasets. We record faithfully what each source returned at the time we asked, and we do not warrant that a source is itself accurate, complete or current. Where a source is unavailable or returns nothing, the file shows that rather than substituting an estimate. Where a layer has no live source connected, the product marks it as simulated and it must not be relied on.

Acceptable use

You agree not to:

  • Use the service to compile, resell or redistribute bulk property or personal data, which would also breach our data providers' terms
  • Share account credentials, or provide access to anyone outside your organisation
  • Scrape, systematically extract, or run automated lookups outside the interface provided
  • Use property owner information for marketing, solicitation, or any purpose unrelated to evaluating the risk in front of you

Provider terms

Data retrieved through the service remains subject to the terms of the provider that supplied it. Provider and dataset names referenced on this site are the trademarks of their respective owners, and their use here is descriptive rather than an assertion of endorsement or partnership.

Availability

The service is provided as is, without a service level commitment. It depends on third party services that we do not control, and access may be suspended for maintenance or where a provider requires it.

Liability

To the fullest extent permitted by law, our aggregate liability arising from use of the service is limited to the amount you paid us in the twelve months before the claim, and we are not liable for indirect or consequential loss, including loss arising from an underwriting decision you made. Nothing here limits liability that cannot lawfully be limited.
